House BGC Islamabad, A Dual Unit Brick Residence Designed for Contemporary Living

House BGC, A Contemporary Dual Unit House in Islamabad

House BGC is a contemporary dual unit residence located in Islamabad, designed on a 60 x 90 plot as a response to evolving urban lifestyles. Designed by Affan at ORAD, the project explores how a single architectural intervention can accommodate both a primary family home and a secondary rental unit, without compromising spatial quality or design clarity.

In a city where residential plots are increasingly expected to perform multiple roles, House BGC presents a grounded and practical approach to contemporary architecture. It balances long term family living with the economic flexibility of rental income, making it relevant for present day homeowners in Islamabad.

Designing for Dual Living, Family and Rental Residence in Islamabad

The core idea behind House BGC is the coexistence of two independent yet connected living units. The primary residence is designed for a family, with spaces organized around daily routines, privacy, and comfort. Parallel to this, a fully functional rental unit is integrated into the overall massing of the building.

The planning ensures that both units maintain their own identity, circulation, and privacy. This separation allows the house to function efficiently as a long term family home while also acting as a sustainable financial asset.

Such dual unit houses in Islamabad are becoming increasingly relevant as homeowners seek flexibility in how their homes are used over time.

Exposed Brick and Material Honesty

A defining feature of House BGC is its use of exposed brick as the primary material. Rather than concealing structure behind finishes, the design celebrates the inherent texture and warmth of brick.

This approach reflects ORAD’s philosophy of material honesty, where the character of a building emerges from what it is made of, rather than what is applied to it. The brick facade interacts with natural light throughout the day, creating subtle variations in tone and shadow that enrich the architectural experience.

The restrained palette ensures that the building remains timeless, avoiding trends and focusing instead on durability and longevity.

Spatial Clarity and Functional Planning

At the planning level, House BGC emphasizes clarity and efficiency. Circulation is direct and purposeful, minimizing wasted areas and eliminating redundant spaces often found in conventional house layouts.

The design prioritizes usable space over symbolic rooms, ensuring that every square foot contributes to everyday living. Openings are carefully positioned to allow natural light and cross ventilation, improving both comfort and energy efficiency.

This approach aligns with a broader shift in residential architecture in Pakistan, where functionality and lived experience are becoming more important than formal excess.

A Grounded Approach to Contemporary Architecture

House BGC does not rely on spectacle. Instead, it adopts a quiet architectural language that focuses on proportion, light, and material. The result is a building that feels both contemporary and deeply rooted in its context.

By combining a dual unit program with a minimal material palette, the project demonstrates how architecture can respond to real needs without losing its design integrity. It is not just a house, but a framework for living that can adapt over time.

Why Dual Unit Houses Are the Future in Islamabad

With rising construction costs and changing family structures, dual unit houses are becoming a practical solution in Islamabad. They offer flexibility, financial sustainability, and the ability to evolve with the needs of the user.

House BGC stands as an example of how such typologies can be executed thoughtfully, without compromising on design quality. It shows that practicality and good architecture are not mutually exclusive.

House BGC reflects ORAD’s commitment to designing spaces that are rooted in reality. Through simplicity, material honesty, and efficient planning, the project addresses the needs of contemporary living in Islamabad.
